The management of the building and each designer home will include the latest in smart building technology - "the intelligent community" - a whole of building and whole of apartment approach. This technology will provide the latest in total building security, video monitoring and controlled building access for residents and their visitors.

The entire building including each designer home will be fully fitted with a fire sprinkler system - a building standards requirement and also a comforting safety measure.

The Darwin CBD has a very reliable electricity supply with very few power blackouts, but to ensure residents safety and comfort an automatic stand-by generator will provide a back-up power source to run two of the three residential lifts and essential services such as water pumps, foyer lights etc.

The domestic water supply to residents will be provided by gravity feed from a header storage tank on the thirty third level, ensuring continuity of supply in the event of a disruption to the town water supply.

Storm water from the building will be collected, stored in a separate tank and reticulated to common property gardens.

Subtle feature lighting will be employed to highlight the exterior of the building at night.

In the interests of residents amenity each designer home's balcony will be fitted with a water tap and uniquely designed hose to enable the hosing down of the balcony and the watering of potted plants. In the interests of other residents comfort and overall building maintenance costs each balcony will be fitted with a concrete hob to prevent water overspill and be internally drained away. This prevents unsightly staining of balcony edges and reduces maintenance costs.

The building will be provided with reticulated LP gas and each designer home will come with a gas cook top in the kitchen, gas outlet on the balcony for barbeques and gas hot water system.

The building will have an on-site full time live in building manager to ensure the smooth running of building systems and to provide residents with a high level of in-house service.

As there is no cable television service available on the city peninsular the building will be serviced by a digital satellite master antenna television (MATV) system.

The whole building will be protected from external high voltage power surges via "shunt SPD" devices at the primary point of entry plus lighting protection devices will be installed to protect electrical devices from most power surges.

The residential tower will have a rubbish shute , chosen for its acoustic value, and each level will have a dedicated cupboard on the common lift balcony to house the hopper door to the shute
