Special design approach to Darwin's finest central city high-rise building

Special attention in the design approach was given to optimizing the magnificent view lines afforded along the McMinn Street corridor, the benefits to be obtained from cross ventilation from our prevailing breezes and to sun shading. It is evident from the 1:75 scale model and the architectural perspective drawings that Evolution on Gardiner will be a Darwin landmark building. The iconic contemporary architecture pleases the eye and lifts the spirit.

model1 The design has been wind tunnel tested and engineered to the highest Australian design standards, inclusive of cyclonic and earthquake conditions.

The building design also allows for all air-conditioner condensers to be hidden from sight on specially provided louvered balconies at the rear of the fire stair shaft on each level. This avoids the unsightly aspect of this equipment and at the same time permits easy access to the condensers by maintenance personnel.

The building design is wheelchair compliant.

To optimize the benefits of cross flow ventilation a special design feature has been incorporated - each designer home has its own entry courtyard . The 1.8 metre high courtyard wall acts as the apartments exterior fire wall which allowed the inclusion of a front window as well as a glazed front door in the design. This permits both extra light and breezes into the apartment.

A very significant inclusion in the design is the fitting of GIB Sound Barrier under the floor tiles in all living areas - bedrooms are carpeted. This is a long awaited improvement for the Darwin market and the chosen product exceeds Building Standards of Australia requirements. In conjunction with the suspended plaster board ceiling in each apartment the huge benefit of this product is the much reduced noise penetration between floors.
