To protect the architectural integrity of the exterior impression of the building all windows come fitted with high quality off-white roller blinds - (off-white curtains are an option for bedrooms).

Interior designers have selected two unique standards of finish - a deluxe finish and an even more opulent prestige finish. There are two individual colour schemes for Evolution on Gardiner will be the "intelligent community". Each designer home will be fully wired for telephone, computer and entertainment networking. A touch screen will enable intranet (to communicate with the building manager, other residents and the restaurant on the ground floor to order home delivery "dinner for four"), and high speed internet services to each home. The internal floor design of each apartment provides a feeling of space and achieves excellent functionality of use - from the superb kitchens through the large living rooms to the oversize balconies, and from the big bedrooms, beautiful designer bathrooms and the large laundries these homes will meet the most fastidious requirements.

Due to the careful orientation of the building and to thoughtful design elements natural cross ventilation will be excellent.

Even so each apartment will be fully air-conditioned with multi-split inverter systems which enable the condensers to be located out of sight, but still easily accessed for maintenance, on purpose built landings on each level. The multi-split system provides individual room control and the inverter system provides reduced power consumption.

Hot water systems will be gas fired - providing a more energy efficient source of constant hot water.

Cooktops, balcony barbeques and hot water systems all run off the reticulated gas supply and each apartment will be individually metered and billed for gas consumption.

Floor skirtings are made from solid timber and are continued around door frames which adds symmetry and elegance to the finished appearance.

Internal door handles are quality chrome plated brass lever Lockwood hardware.

Window and sliding door glass fitted to the apartments is 6mm green float glass, which allows natural light to infiltrate the interior space but reduces ultra-violet light penetration. From the inside the look is fresh and bright and the colour of the glass also provides an important element to the external colour scheme.

The sliding glass doors leading from the living room to the balconies are center opening providing maximum ventilation. With a 2.2 metre wide center opening this also provides easy two way people access. Another important design element was to create maximum unimpeded glass height and width to maximize the stunning views.

All internal painted surfaces will have 3 coats, whilst the external building paint will have a 10 year warranty, which helps control maintenance costs.

intelligentSlimline power points and light switches in brushed aluminum with black switches will be used throughout.

The thresholds at the front door and the sliding doors to the balconies will be flush to the internal floor but step down to the outside, ensuring there will be no water penetration.

To provide asmooth finish all ceilings will be painted plasterboard. This finish also assists with reducing acoustic penetration between floors, an additional benefit over and above the provision of the unique (for Darwin) G.I.B. Sound Barrier treatment applied to all tiled floor areas.

Fine furniture house, Le Mercier's of Southport, have developed a special furniture package for both the deluxe and prestige finishes.
